We answer within 24 hours. Every time, even if it's to tell you we're not the right fit.

You saved up for this. Then nobody called you back.

Three contractors walk the yard. One never sends anything. One texts a number with no detail. The third won't commit to a date. Meanwhile the same cedar fence gets quoted at $20 a foot and $55 a foot and nobody explains why.

That's the part we fixed first.

Setting cedar rafters on a freestanding pergola

An engineer runs the plan. Guys with fifteen years each run the tools.

Sanpiz is engineer-led. The engineering side is construction-trained, with a bachelor's and a master's, and came up moving dirt, installing elevators and working on a bridge. Now we build backyards.

That background matters for two reasons. We can read a plan set and solve a problem on site instead of forcing your yard to fit a drawing we've used forty times. And we can get an unusual pergola or patio cover through a city that would reject a generic submittal.

Sanpiz is our own name. It's our name on the work.

Three things most bids don't include

A written scope, before any money moves

You get a PDF that lists what we're building, what we are not building, and everything we need from you. It's all spelled out on the document. No surprises on day four.

A payment schedule that holds our feet to the fire

35–50% to start, depending on how much material the job takes. The rest when the work is done and you're satisfied.

Permits and HOA, handled

We submit the documents and manage the process. City review takes anywhere from a few days to two weeks depending on where you are. HOA timelines are theirs, not ours, but we'll tell you that up front instead of after you've signed.

How a job goes

  1. You reach out.

Call, text or the form. You hear back within 24 hours.

  2. We walk the yard.

We listen to what you want before we talk about what it costs.

  3. You get the PDF.

    Written scope, inclusions, exclusions, price.

  4. Permits and materials.

We start on approvals immediately and order anything with a lead time.

  5. We build.

Then we walk it with you.

How to inspect the work you're about to pay for

Here's what we check before we call a job finished. Use it on us. Use it on whoever else you're considering.

That last one is the whole standard. If the work looks great and you can't tell we were there, we did it right.

  • No nails backing out.

They work loose within a year on a rushed job. You'll see the heads before you feel them.

  • No concrete spoils left in the yard.

The dirt and broken concrete that came out of the post holes goes with us, not into your flower bed.

  • Uniform sizing and color.

Boards, posts and pickets should read as one fence. Mismatched lumber means it was bought in pieces from wherever was closest.

  • Nothing left behind.

No tools, no offcuts, no tire ruts in your grass, nothing damaged that we didn't come to work on.

Not sure if you're in range? Ask. If we can't get to you, we'll point you to someone who can.

We build new.

We don't take storm damage or emergency repair work right now. If that's what you need, tell us and we'll point you to someone who does it well.

Questions we get on every call

What does a project cost?

Depends on size, materials and what your yard is doing. Cedar privacy fence, concrete patio and pergola all sit in wide ranges across DFW, and any contractor who gives you a firm number without walking the property is guessing. We walk it, then you get a written number that doesn't move.

Will you come down on price?

The number is the number. If it's more than you want to spend, we'll change the scope. Fewer feet, a different finish, pine instead of cedar, and we re-quote it honestly. We don't discount, because a price that moves when you push it was never a real price.

How long will it take?

The build itself is usually days, not weeks. What moves the calendar is permitting, which takes a few days to two weeks depending on the city, and HOA review, which runs on their schedule. We start on both immediately and order long-lead materials the same day.

Do I need a permit?

Often, especially for anything attached to the house or with electrical. We confirm the requirement for your address and handle the submittal.

Are you insured?

Yes. General liability and workers' comp. Happy to send the certificate before you decide anything.

What's your warranty?

Warranty terms are stated in your written estimate.

Do you speak Spanish?

Yes. We take calls and write estimates in English and Spanish.

Tell us what you're thinking about.

No pressure, no sales rep. You'll talk to the people who run the job.
